There’s a special kind of real estate rabbit hole that begins with: “I know that document is recorded somewhere…”
Forty-five minutes later you have 14 browser tabs open and somehow you’re reading something completely unrelated.
Before you go hunting…
Ask us.
Recorded Documents Can Tell a Story
Depending on the property and what’s available in the public record, your Land Title team may be able to help locate property-related information and recorded documents.
Think:
- Deeds.
- Legal descriptions.
- CC&Rs.
- Easements.
- Surveys or recorded maps.
- Other recorded documents associated with the property.
That can be incredibly helpful when you’re preparing a listing or trying to understand something a client mentioned.
This Doesn’t Replace Preliminary Title
And it doesn’t turn your broker—or your customer service representative—into an attorney or title examiner. If you need to understand the condition of title, order preliminary title. If your client needs legal advice, they should speak with an attorney. But sometimes you aren’t asking for legal advice.
Sometimes you’re simply saying:
“Can somebody help me find the document?”
That’s where we may be able to save you some time.
Ask Before You Search
The next time you’re preparing for a listing appointment and find yourself thinking: “I wonder if I can find…”
Call Land Title.
Because spending 30 minutes trying to locate something we may already know how to find isn’t the best use of your afternoon.
You have houses to sell!
