October and November are great months for brokers to do a quick reset—not only for your listings, but for your buyers, database and business. Consider this your Fall Real Estate Checklist.

Give Your Listings a Seasonal Reality Check

Pull up every active listing and look at it like a buyer seeing it for the first time.

  • Does the exterior still look like the photos?
  • Are there summer planters filled with very dead flowers?
  • Is the lawn covered in leaves?
  • Does the listing description still talk about “enjoying summer evenings”?

A few small changes can make the listing feel current again.

Check the Curb Appeal Before the Rain Does

Fall in the Pacific Northwest isn’t shy.

Gutters fill.

Leaves fall.

Walkways become slippery.

Outdoor lighting suddenly matters because buyers are showing homes after sunset.

Encourage sellers to walk around their property before the weather really changes.

Turn On the Lights

A house that felt bright at 6:00 p.m. in July can feel very different at 6:00 p.m. in October.

Before an evening showing:

  • Open the blinds.
  • Turn on the lights.
  • Replace burned-out bulbs.
  • Add a lamp to a dark corner.

You aren’t just selling square footage, you’re selling how the home feels.

Make It Cozy—Not a Craft Store

Fall staging can be wonderful, but there is a line.

One tasteful pumpkin?

Lovely.

Fourteen pumpkins, three scarecrows, six hay bales and a cinnamon broom powerful enough to be detected from the driveway?

Maybe pull it back- the goal is warm and welcoming, not “autumn exploded.”

Refresh Your Marketing

Fall is a perfect excuse to reconnect with your database.

Try:

  • “Thinking of selling before the end of the year?”
  • “Want to know what your home may be worth heading into 2027?”
  • “Considering a move next spring? Let’s start planning now.”

Not every conversation needs to produce an immediate transaction. Some of your 2027 business is probably sitting in your database right now.

Look at Your Pending Transactions

Now switch from marketing mode to transaction mode.

For every pending transaction, ask:

  • Is preliminary title complete?
  • Are there unresolved title questions?
  • Does escrow have what it needs?
  • Will anyone be traveling before closing?
  • Are we approaching a holiday?
  • Is there anything unusual about the transaction we haven’t discussed?

Ten minutes spent reviewing your pendings can prevent a lot of scrambling later.

And Finally…Have the Coffee!

Real estate is a relationship business. Fall is an excellent time to stop trying to invent complicated reasons to contact people.

Call a broker.

Call a past client.

Invite someone to coffee.

Ask:

“How’s business?”

Then listen.

Sometimes the simplest marketing strategy is still the best one.

Fall doesn’t need to mean slowing down, it can be the season when you clean up what’s already working:

Refresh the listings.
Review the pendings.
Reconnect with the database.
Start the 2027 conversations.
